Privacy Policy

• We collect what you send us through the contact form, and what you tell us on the phone.
• This website measures traffic using Google Analytics and Microsoft Clarity. You can turn that off, and if your browser sends a Global Privacy Control signal we turn it off for you before anything loads.
• We do not sell your personal data, and we do not run advertising or remarketing tags on this site.
• We do not run an email marketing list, so there is nothing here to unsubscribe from.

What you give us

When you use the contact form we collect what you fill in: your name, a phone number, the address of the property the work is for, and a description of the job. The form also asks which type of work you need and how soon you need it. An email address is optional, because Joe would usually rather call you back.

When you call us instead, we collect the same kind of thing in the same way, which is to say whatever you choose to tell us.

If we go on to do the work, we collect what the job needs: the details of the property and the access to it, the quote, and our own notes and records from the work itself.

What the website collects on its own

Like every website, this one is served by a host that keeps standard server logs. Those include the IP address of the request, the browser and device type, the page requested, and the time. Our host is Netlify, and those logs exist for security and for keeping the site running.

If you allow analytics, Google Analytics and Microsoft Clarity also record how the site is used: pages viewed, how long a page was open, what was clicked, roughly where in the world the visit came from, and the site that referred you. Microsoft Clarity additionally records anonymized interaction data such as scrolling and clicks, so we can see which pages are working.

What we store in your browser

This site stores two small values on your own device, in your browser's local storage rather than in a cookie:

• Your theme choice, so the site stays in light or dark mode the way you left it.
• Your cookie choice, so we do not ask you again on every page.

Both stay on your device. Neither is sent to us, and neither identifies you.

The fonts on this site are served from this website itself rather than from Google's servers, so simply reading a page does not announce your visit to a font provider.

We use what you send us to answer your enquiry, to work out what the job involves, to quote and schedule it, to carry out the work, and to keep the records a business has to keep. We use analytics to understand which pages help people and which do not, and to fix what is broken.

We do not use your information to build advertising profiles, and we do not use it for automated decisions that have a legal or similarly significant effect on you.

Categories

Strictly necessary. The security and delivery of the site itself, including our host's logs and its protection against abuse. These cannot be switched off, because without them the site does not work. The contact form also carries a hidden decoy field that people never see and automated spam tools tend to fill in, which is how we tell the two apart.

Analytics. Google Analytics 4 and Microsoft Clarity, described above. These are the only non-essential technologies on this site, and they are the ones the banner controls.

Advertising. None. This site carries no advertising pixels, no remarketing tags and no conversion tracking. Where Google Analytics offers advertising features, they are switched off by an explicit instruction sent on every page load, at all times, whatever else you have chosen.

Your choice, and how to change it

The banner shown on your first visit lets you accept or decline analytics. Your choice is remembered on that device and applies from then on. You can change your mind at any time using the Cookie Settings link in the footer of every page, which reopens the banner.

You can also clear or block storage through your browser's own settings. Blocking storage does not stop you reading anything here or contacting us; it means the site cannot remember your theme or your cookie choice.

Global Privacy Control

We honor Global Privacy Control as a universal opt-out signal. If your browser or extension sends GPC, this site treats it as an opt-out: analytics do not load, and the banner is not shown, because you have already answered. Nothing is stored to record it, so if you later turn GPC off, the site asks you normally.

GPC is set per browser and per device, so it has to be enabled on each one you use. You can find out how at globalprivacycontrol.org.

We share personal data only with the providers who make the business run, and only with what they need:

• Netlify, which hosts this website and delivers the contact form submissions to us.
• Google (Analytics) and Microsoft (Clarity), for the website measurement described above, and only if you have allowed it.
• Professional advisers, such as an accountant or an attorney, where a legitimate business need requires it.
• Government or law enforcement, where the law requires us to.

We do not sell personal data, and we do not share it for cross-context behavioral advertising. If the business were ever sold or transferred, customer records would transfer with it, and this policy would continue to apply until it was replaced by one you were told about.

Links on this site to Google, Facebook, Instagram, Nextdoor and Yelp are ordinary links. We have no control over those sites, and their own privacy policies apply once you arrive.

We extend the following choices to everyone who contacts us, whatever state they live in:

• Access. Ask whether we hold personal data about you, and ask for a copy.
• Correct. Ask us to fix anything inaccurate or incomplete.
• Delete. Ask us to delete what we hold, subject to records we are required to keep.
• Portability. Ask for a copy in a portable format.
• Opt out of targeted advertising, the sale of personal data, and profiling. On this site there is nothing of that kind to opt out of, and the analytics opt-out is described above.
• No retaliation. Nothing about the service you receive changes because you asked.

Connecticut residents

Connecticut residents have these rights under the Connecticut Data Privacy Act, as amended by the Personal Data Privacy and Online Monitoring Act. That law also requires us to recognize universal opt-out signals such as Global Privacy Control, which we do, as set out above.

If we deny a request, you may appeal. Contact us again within a reasonable time and say that you are appealing. We will respond to the appeal in writing with our reasons. If the appeal is denied, you may submit a complaint to the Connecticut Attorney General.

Residents of other states with their own consumer privacy laws have equivalent rights under that law, and we honor them on the same terms.

How to make a request

Use whichever of these is easiest:

• Call us on (203) 751-2451.
• Send a message through the contact form and say what you are asking for.

We will verify who you are before acting, usually by confirming details we already hold from your enquiry or your job. An authorized agent may act for you where the law allows, and we may ask that agent for proof.

We answer within 45 days. If a request is complicated we may take one further 45 days, and we will tell you before we do.

Enquiries that do not become work are kept only as long as they are useful for following up. Customer and job records are kept for as long as the working relationship lasts, and then for the period our tax and legal obligations require. Server logs are kept for a short period on a rolling basis. Analytics data is retained according to the settings of the platform holding it.

This is a static website with no database attached to it, which removes a large class of risk before it starts. Access to the systems that do hold your information is limited to the people who need it. No method of transmission over the internet is completely secure, so we cannot promise absolute security, but if a breach affects your personal information we will notify you and the relevant authorities as Connecticut law requires under section 36a-701b of the General Statutes.

This site and this service are for adults responsible for a property. We do not knowingly collect personal information from children under 13. If you believe a child has sent us something, call us on (203) 751-2451 and we will delete it.

Browsers vary in how they send a Do Not Track signal and there is no agreed standard for answering one, so this site does not respond to DNT. We do respond to Global Privacy Control, which is the signal state law recognizes, and which is described above.

If this policy changes we will update the date at the top of the page. Where a change is significant we will say so on the page rather than expecting you to compare versions.
